The 14-Stage Project Lifecycle

Every job follows the same sequence - from first call to final closeout. Here is exactly what happens at each stage.

  1. 1

    Inquiry and Intake

Every project starts with a conversation. You tell us what you need, we confirm you are in our service area, and we schedule a site visit. No forms to navigate, no wait-and-wonder.

  2. 2

    Site Visit

We walk the space, take measurements, photograph existing conditions, and identify anything that might not be obvious from a phone call. Free, no obligation. This is how we build a scope that actually reflects your home - not a generic estimate.

  3. 3

    Scope Development

We build a written scope defining exactly what work will be performed, materials included, licensed trades needed, and the timeline. Specific, not a napkin estimate. If it is ambiguous in writing, it will be ambiguous on the job site.

  4. 4

    Estimate Delivery

You see the total cost broken down by category. No hidden fees, no allowances that balloon later. If it is not in the scope, it is not in the price. You review, ask questions, and decide - at your own pace.

  5. 5

    Contract Signing

The agreement references the written scope, pricing, timeline, and payment schedule. No ambiguity about what was agreed. This protects you and it protects us - that is the point of a contract.

  6. 6

    Material Selection

Tile, fixtures, countertops, flooring - all selections locked in before demo starts. This is not a formality. Delays waiting on backordered materials after walls are already open are avoidable. We lock selections first so the project stays on schedule.

  7. 7

    Permit Coordination

When permits are required, we handle the application, scheduling, and follow-up with the municipality. You do not have to navigate that process. We know the local requirements and manage it from submission to approval.

  8. 8

    Demolition

Existing materials come out per the scope. If we find hidden issues - mold, rot, outdated wiring - we document with photos and discuss before proceeding. Nothing changes the scope or the price without your knowledge and sign-off first.

  9. 9

    Rough-In Licensed Trades

Licensed plumbers, electricians, and HVAC professionals install all behind-the-wall infrastructure. Every rough-in is photographed before anything gets covered - so there is a permanent record of what is inside your walls before they close.

  10. 10

    Inspection Licensed Trades

The municipality inspector verifies rough-in work meets code before walls close up. We coordinate scheduling and are on-site for the inspection. Code compliance is not optional - it is what protects the value of your home long-term.

  11. 11

    Signature Finish Protocol Quality Gate

Our internal quality gate. After all finish work is installed, the project lead reviews every element against the original scope - documented with photos. Nothing moves past this stage until everything passes. This is how we catch what should be caught before you walk through the door, not after.

  12. 12

    Final Walkthrough

You walk through the completed project with us, point by point. This is your review, your eye, your call. If anything needs attention, it goes on the punch list - in writing, with a resolution timeline.

  13. 13

    Punch List Resolution

Every punch list item gets addressed. Touch-ups, adjustments, detail work. We do not close the project until the punch list is fully resolved and you have signed off. A punch list that gets "mostly done" is not done.

  14. 14

    Completion and Closeout

Project done. You receive warranty information, care instructions, and a final project summary. Permits are closed, the file is archived. This is what a finished project looks like - clear documentation, no loose ends.

Why This Process Matters

Running every project through a documented lifecycle takes more effort. But you always know where your project stands, you always have a written record, and you never have to wonder what happens next. The 14 stages exist because guesswork and vague timelines are the reason most renovation horror stories happen - not the work itself.
