Home renovation in Western New York

When the project is bigger than one room, or doesn’t fit neatly into a category, this is where we start.

Sound familiar?

Most of the renovation calls we get aren’t about a single room. They’re about a whole list of things that have been piling up, and nobody has pulled it all together into one plan yet.

1

More than one thing needs fixing

The bathroom needs work. The kitchen is outdated. The flooring is worn through in three rooms. You don’t want to hire five different contractors and manage five different timelines. You need someone who can handle all of it under one scope.

2

The whole list keeps growing

You’ve been meaning to get to these projects for years. Every season, something else gets added. At this point, the list is long enough that it feels overwhelming to even start.

3

The house is dated and needs a full update

The layout, the finishes, the fixtures. Everything screams a different decade. You want to bring the whole home into the present without doing it piecemeal over the next five years.

4

You need the home to work for aging in place

Stairs are getting harder. The bathtub is a hazard. Doorways are too narrow for a walker. You or a family member needs the home modified for safe, long-term living, and you need it done right.

5

You bought a fixer-upper

You got a good deal on the house because it needs everything. Now you need a general contractor who can look at the full picture, build a realistic plan, and manage the entire scope without you having to babysit every trade.

How Mid City Home Restoration handles it

We don’t treat general renovation as a vague category. Every project at MHR follows the same documented 14-stage lifecycle, whether it’s one room or the whole house. That means a written scope before work starts, photo-verified quality at every stage, and a final walkthrough before the project closes.

One scope for the whole project

We build a single written document that covers every room, every trade, and every phase. You see the full plan, the full timeline, and the full cost before anything gets started.

Photo-verified quality at every stage

We document each phase of the project with photos. You can see what’s behind the walls before we close them up. Nothing gets buried and forgotten.

All trades coordinated under one roof

Electricians, plumbers, HVAC, structural engineers. We bring in the right licensed professionals and manage the sequencing so you’re not juggling separate contractors or conflicting schedules.

The Signature Finish Protocol

Before any project closes, we run a final quality gate. A walkthrough, photo documentation, punch list resolution, and your sign-off. The job isn’t done until you say it is.

What general renovation covers

This is the catch-all service for projects that span multiple rooms or don’t fit into a single category. Here’s what Mid City Home Restoration typically includes in a general renovation scope.

Multi-room remodels (coordinated under one scope and timeline)

Whole-home interior updates (flooring, paint, trim, fixtures, lighting)

Aging-in-place modifications (grab bars, walk-in showers, wider doorways, ramp access)

Open concept conversions (wall removal with structural engineering coordination)

Room additions (with structural engineering referral and permitting)

Complete interior refreshes (surfaces, finishes, and fixtures across the full home)

Licensed NY Electrician Required – Subcontracted per code for whole-house rewiring, panel upgrades, new circuits, and code compliance updates. All licensed subcontractors must provide proof of active NY licensing and insurance prior to work commencement.
Licensed NY Plumber Required – Subcontracted per code for re-piping, fixture relocation, drain work, and supply line modifications. All licensed subcontractors must provide proof of active NY licensing and insurance prior to work commencement.
Licensed HVAC Professional Required – Subcontracted per code for system modifications, ductwork changes, and equipment relocation. All licensed subcontractors must provide proof of active NY licensing and insurance prior to work commencement.
Structural Engineer Referral – For load-bearing wall removal, room additions, and any work that affects the structural integrity of the home, MHR coordinates a licensed structural engineer referral to provide required plans and approvals.

How the process works

Here are four stages from our 14-stage lifecycle that matter most for general renovation projects.

1

Site visit + full-scope assessment

We walk every room that’s part of the project, document what we find, and build a written scope that covers the full picture. You see the plan, the phasing, and the cost before anything gets started.

2

Trade coordination + permitting

We line up all the licensed professionals the project needs and handle permit applications where required. Everything gets sequenced so trades aren’t tripping over each other.

3

Phased execution

We work room by room or zone by zone, depending on the scope. Each phase gets documented with photos before we move on to the next. You always know where the project stands.

4

Signature Finish Protocol

Our final quality gate. Walkthrough, photo documentation, punch list resolution, and your sign-off. The project doesn’t close without it.
