The number one question we hear before a kitchen project starts isn’t about cabinets or countertops. It’s “how long is my kitchen going to be out of commission?” Fair question. You’re about to lose the most-used room in your house, and you need to know when you’ll get it back.

The honest answer is that kitchen remodel timelines in Western NY range from about 4 weeks for a straightforward reface to 10 weeks or more for a full gut with layout changes. That’s a wide window, so let’s break it down by phase so you can see where the time actually goes.

Phase-by-phase breakdown

Demo and protection

2 to 3 days

Old cabinets, countertops, flooring, backsplash, and appliances come out. We protect adjacent rooms with plastic sheeting and floor coverings. If the walls are coming down to studs, that happens here too. Demo is fast. Most kitchens are stripped in 2 days.

This is also when we find out what’s hiding behind the walls. In older WNY homes (and there are a lot of them around Lockport, the Tonawandas, and older Buffalo neighborhoods), it’s common to find outdated wiring, galvanized supply lines, or subfloor damage. We document everything with photos before moving forward.

Rough-in work

1 to 2 weeks

This is where licensed plumbers and electricians do their work. Moving a sink means rerouting drain and supply lines. Adding an island with a dishwasher means running new plumbing and a dedicated circuit. Need under-cabinet lighting on a switch? That’s new wiring too.

Rough-in work has to be inspected before walls get closed up. In some WNY municipalities, such as the City of Lockport Building Inspection Department or Niagara Falls Code Enforcement, you can get an inspection within a few days. Cabinet installation

1 to 3 weeks

This phase has two parts: waiting for cabinets and installing them. Stock cabinets are available in days. Semi-custom orders run 2 to 4 weeks. Full custom cabinetry can take 6 to 8 weeks from order to delivery. Installation itself typically takes 3 to 5 days for a standard kitchen.

The cabinet lead time is the single biggest factor in your overall timeline, a point reinforced by the National Kitchen & Bath Association’s planning research. Countertop templating and fabrication

1 to 2 weeks

Countertops can’t be templated until cabinets are installed and leveled. A fabricator comes out, takes precise measurements, and then cuts and polishes the slabs at their shop. For granite or quartz, this process usually takes 7 to 10 business days from template to install. Laminate tops are faster. Butcher block can be installed same-day in many cases.

Finish work

1 to 2 weeks

Once countertops are in, the rest of the kitchen comes together. Backsplash tile gets installed. Fixtures go in (faucet, disposal, dishwasher hookup). Hardware gets mounted on cabinets. Appliances get set in place and connected. Flooring transitions get finished. Paint touch-ups happen. Trim gets installed or re-caulked.

This phase moves quickly when selections are already made and materials are on-site. It slows down when homeowners are still choosing backsplash tile or hardware after the project is underway.

Final inspections and Signature Finish Protocol

Variable (typically 2 to 5 days)

If the project required permits, a final inspection has to pass before close-out. After that, Mid City Home Restoration runs the Signature Finish Protocol: a detailed walkthrough with you, photo documentation of the completed work, punch list resolution, and your sign-off. The project doesn’t close until you’re satisfied.

What causes delays

Most kitchen remodel delays are preventable. Here are the ones we see most often in Western NY.

Cabinet lead times

If you order semi-custom or custom cabinets after demo starts, you’re looking at weeks of dead time while you wait. We’ve seen projects sit at rough-in for a month because cabinets weren’t ordered early enough. Order early. Order before demo if you can.

Permit scheduling

Western NY building departments operate on their own schedules. Some towns in Niagara County can get an inspector out in 48 hours. Others take a week or longer. We can’t control inspection timelines, but we do schedule them as early as possible so they don’t become the bottleneck.

Change orders

Changing your mind mid-project is understandable. But every change order resets part of the timeline. Moving the fridge location after rough-in means re-routing electrical. Switching from laminate to quartz after cabinets are installed means a new template and fabrication cycle. The more decisions you lock in before demo, the smoother your timeline runs.

Hidden conditions

Water damage under the sink, outdated plumbing behind the wall, or knob-and-tube wiring in the ceiling. These conditions show up during demo and they have to be addressed.
